Background: Volunteers of America–Greater New York (VOA-GNY), a housing and human services nonprofit with 125+ years of experience, YP Foundation seeded the Housing Innovation Fund (HIF) to support affordable housing development in the New York metro area. The fund, recognizing VOA-GNY’s track record of high-quality housing for low-income and formerly homeless individuals and families, will provide nimble capital to pursue new projects.

Project: In April 2025, VOA-GNY opened YP Senior Residence in the Bronx to address the needs of older adults, 1 in 8 of whom live in poverty. The building offers 118 affordable apartments for residents 62+, including 37 reserved for chronically homeless seniors. All residents benefit from rent subsidies.

Designed with Magnusson Architecture and Planning, the residence fosters community with large lounges and communal spaces to combat isolation. VOA-GNY also provides concierge resources, care coordination, and access to on-site and off-site services. The low-income housing tax credit development incorporates sustainable features and is targeting LEED for Homes Platinum certification.
